What is a seller net sheet?+
A seller net sheet estimates what a seller actually walks away with after the mortgage payoff, agent commission, taxes and closing fees are deducted from the sale price. Agents and title companies prepare one before a listing or when reviewing an offer.
What is a prorated tax credit to the buyer?+
Property tax is billed for a period, not a day. If the seller has not yet paid tax covering the time they owned the home, the buyer receives a credit at closing for the seller's share - which reduces the seller's net proceeds.
Does this include second mortgages or liens?+
No. Only the payoff figure you enter is deducted. Add any HELOC, second mortgage, judgment or contractor lien to the payoff amount, or the estimate will overstate the proceeds.
Why is my net proceeds figure negative?+
A negative figure means the payoff and costs exceed the sale price - the seller would need to bring funds to closing. This happens when there is little equity, and it is exactly what a net sheet exists to reveal before a listing is signed.
What comes out of the sale price
- Mortgage payoff
- The lender's payoff statement, not the remaining balance - it includes interest to the closing date and any fees.
- Agent commission
- Usually the largest single deduction, charged as a percentage of the sale price and split between the listing and buyer sides.
- Transfer tax
- A state or county tax on transferring title. Rates vary widely, and in some states the buyer customarily pays it.
- Prorated tax credit
- The seller's share of property tax for the period they owned the home, credited to the buyer at closing.
