Secondary Market Support
Secondary Market Support: Clean Title. Confident Trades.
From NPL to RMBS, we power every transfer.
A loan sale, securitization or servicing transfer can stall when the tape says one thing and the collateral file says another. Scalance reconciles title, documents and loan data before the transfer so exceptions can be identified while they can still be addressed.
Title-to-Tape Accuracy
Loan data compared against collateral documents and public records.
4-Stage QC Review
Assignment, Exception, Chain and Recording checks.
Investor-Grade Audit Trails
Documented, export-ready evidence of the review.

A Transfer Is a Document Problem Before It Is a Pricing Problem.
The loan tape may be complete while the collateral file is not. An assignment may be missing. A final policy may still be outstanding. A release may not have been recorded. A servicing transfer may contain data that does not match the underlying documents.
Scalance works upstream of that problem by reconciling the tape, title records and collateral documents before the transfer.
The objective: surface exceptions early, support the finding with source documents and give the transaction team a clear view of what is ready, what is missing and what needs attention.

What Secondary Market Support Covers
Reconcile the Tape to the Collateral File
The tape is only as reliable as the documents behind it.
Scalance compares loan data against collateral documents and public-record information to identify mismatches involving lien position, borrower, property, balance, assignment chain and other transaction-critical fields.
Every mismatch between what the tape asserts and what the collateral documents and public record show is identified and classified.
Four Checks. One Transfer-Ready File.
The QC review covers four stages.
- Assignment: confirm the assignment documentation exists and is properly represented in the file.
- Exception: identify outstanding title exceptions that require review or resolution.
- Chain: review the chain of title for gaps or inconsistencies.
- Recording: confirm required instruments were actually recorded.
Retrieve the Documents That Are Still Missing
Trailing documents are a recurring problem because they often arrive after the original closing and remain outstanding when the loan changes hands.
Scalance supports retrieval and validation of final title policies, recorded assignments, releases and other trailing documents ahead of sale or transfer.
For MSR transfers and loan sales, the goal is to make the delivery file complete enough that the next party is not left chasing missing paper.
Surface Exceptions Before They Become Buyback Problems
A title or documentation exception found before transfer is something the transaction team can investigate, price or cure. The same issue discovered after settlement can become a dispute, audit finding or repurchase issue.
Scalance identifies exceptions early, ties them to supporting records and tracks outstanding work so the transaction team can see what remains open.
Support for Every Party to the Transfer

For Investors: Know the Collateral Before You Buy.
Scalance supports NPL and RPL portfolio diligence by connecting loan-level data with collateral and title records.
- Title chains scoped to the transaction
- Collateral inventory
- Assignment-chain reviews
- Note, mortgage and assignment consistency checks

For Servicers: Build the Transfer File Before the Handoff.
MSR transfers require more than moving servicing data. The collateral and document file needs to be complete, reconciled and ready for the receiving party.
- Pre-transfer collateral inventory and gap assessment
- Final policy and trailing-document retrieval
- Assignment drafting and recording
- Title audits

For Capital Markets: Reconcile the Pool Before Delivery.
Securitization and capital-markets teams need a file that can withstand diligence, trustee review and investor scrutiny.
- Title-to-tape reconciliation
- Exception cleanup
- Pool audit reports
- Final document collection

Close the Gap Between Transaction and Complete File.
The last documents are often the ones that remain after the transaction has moved on.
The purpose of final-mile support is to close out the file rather than leave the next team to inherit unresolved document work.
- Final-document QC
- Recording confirmation
- Lien-release tracking
- Trailing-document retrieval
