Who pays which closing costs?+
Custom varies by state and even by county. Buyers typically pay lender fees, the lender's title policy and prepaid escrow; sellers typically pay agent commission, the owner's title policy and transfer tax. Everything is negotiable between the parties.
What is prepaid escrow?+
At closing the lender collects several months of property tax and homeowner's insurance up front to seed the escrow account, so the first bills are covered before enough monthly payments have accumulated. Three months is a common starting point.
Are closing costs included in the loan?+
