The calculator pre-fills the state's average effective rate as a starting point. The rate is editable, because the real one depends on your county and school district and can differ a lot within one state.
What is the monthly escrow figure?+
Lenders usually collect one-twelfth of the annual tax with each mortgage payment and hold it in escrow to pay the bill when due. The monthly figure here is the annual tax divided by twelve.
How the tax bill is built
