Frequently asked questions
What are recording fees?+
Charges a county recorder makes to enter a document - a deed, mortgage, deed of trust or lien release - into the public land records. They are typically a base fee for the first page plus a fee for each additional page.
Why does the estimate depend on page count?+
Most recorders price by the page, and a mortgage or deed of trust runs to many more pages than a deed. Enter the actual page counts from your closing package for the closest estimate.
How accurate is the state base fee?+
It is a typical figure to get you started. Recording fees are set per county and change often, so overwrite the base and per-page fees with the recorder's current schedule before relying on the total.
What the recorder charges for
- Per-document, per-page
- A base fee covers the first page and each extra page adds a set amount, so a long mortgage costs far more than a short deed.
- Extra surcharges
- Many counties add technology, preservation or housing surcharges on top of the base fee. Enter them in the per-page and base fields.
- Releases
- Paying off a lien is not complete until the release is recorded, and each one carries its own recording charge.
