What is cash to close?+
The total amount a buyer must bring to the closing table: down payment plus closing costs and prepaid items, less credits already paid or granted such as earnest money and seller concessions.
Why is earnest money subtracted?+
Earnest money is already in escrow with the title company, so it counts toward what you owe at closing. The cash you actually wire is the total due minus that deposit.
What is not included?+

What goes into cash to close
- Down payment
- The share of the price not financed. It is usually the biggest single piece of the cash needed.
- Costs and prepaids
