What title and settlement support actually covers

A title file is a chain of evidence. Before a property changes hands, someone has to establish who owns it, what is owed against it, and whether anything in the public record would stop a clean transfer. That work is unglamorous, jurisdiction-specific and time-boxed by a closing date that was set before anyone looked at the record.

Scalance runs that examination as a production process rather than an ad hoc scramble. Searches are scoped up front - current owner, two-owner or full, depending on what the transaction and the underwriter require - then examined, and anything that would become an exception is surfaced while there is still time to cure it. Property tax status and municipal liens are confirmed against the county and municipality of record, because those two categories are where late surprises usually come from.

Settlement work picks up where examination ends: closing disclosures, policy production, closing protection letters, e-recording and HOA retrieval, assembled as a package a closer can act on. Title searches are delivered on a 4-48 hour SLA depending on search type, across all 50 states.

Title and settlement questions

What is the difference between a current owner, two-owner and full search?

A current owner search covers the period since the present owner took title, which is enough for many refinances. A two-owner search extends back through the previous owner as well. A full search goes back to a state-defined period - commonly 30 to 60 years - and is what most purchase transactions and underwriters require. Scalance runs all three, scoped at kickoff so the right search is ordered the first time.

Why does a municipal lien search matter if the title search is already clean?

Because the two look in different places. A title search reads the county land records. Municipal obligations - water and sewer balances, code violations, unrecorded special assessments - often sit with the municipality and never appear in the county index at all. They still attach to the property and still have to be cleared before closing, which is why they are searched separately.

How quickly are title searches returned?

Title searches are delivered on an SLA of 4 to 48 hours, set by search type and jurisdiction and agreed before any volume moves. The scope, states and SLAs are confirmed in the first business day of onboarding rather than negotiated per order.

What happens when a search turns up an exception?

It is flagged with the supporting document rather than passed through as a note on a commitment. Open mortgages, liens and judgments, bankruptcy filings and broken assignment chains are the common ones. Surfacing them during examination rather than at the closing table is the entire point of scoping curative work early.
