Onboarding Your Lending Desk
Collateral diligence at the speed you quote borrowers
Private and hard money lending competes on certainty and speed. A borrower is told how fast a deal can fund, and that promise is only as good as the collateral work behind it. The risk is not usually the property everyone is looking at - it is the judgment against the borrowing entity, the second position nobody disclosed, or the recording that did not land where it was supposed to.
Scalance returns pre-funding collateral title reports in 24-48 hours, with nationwide search across all 50 states and the local recording nuance each jurisdiction demands. Lien sweeps run at entity level: borrower, guarantor and LLC, not just the parcel. Unimproved land and unusual collateral are reviewed with the same rigour as a standard residential file.
After funding the work continues, because a deal is not closed until the record says so. Lien position is confirmed against the record rather than assumed from the closing package, and portfolio lien audits re-check position across a book of loans when paper is bought, sold or pledged.
Private lending questions
How fast is a pre-funding collateral report?
24 to 48 hours. That window exists so a collateral report is not the reason a fast-moving deal slips, and it is the same turnaround whether the search is in one state or several.
Why sweep the borrower and not just the property?
Because judgments and liens attach to people and entities, not only to parcels. A borrower or guarantor carrying a judgment, a tax lien or a pending action can encumber the collateral after closing or complicate enforcement. Searching the entity, the guarantor and the LLC alongside the parcel is what turns up exposure that a property-only search structurally cannot see.
Do you handle raw land and unusual collateral?
Yes. Unimproved parcels, land and non-standard collateral are reviewed with the same process as improved property. These files tend to carry more legal-description and access issues, which is precisely why they are worth examining rather than treating as simple.
What is post-funding lien position confirmation?
A check of the record after closing to confirm the mortgage or deed of trust actually recorded, in the position expected, ahead of anything filed in the interim. Recording delays, rejected instruments and intervening filings all happen, and the gap between funding and recording is where position is quietly lost. Confirming it against the record turns an assumption into a fact.
What does a portfolio lien audit cover?
Position and encumbrance status re-verified across a book of loans rather than one file - typically before a sale, a pledge or a credit facility review, where the buyer or counterparty will do the same work and price whatever they find.
